INVENTORIES
A full detailed document is produced detailing the condition and contents of the entire property, including descriptions of the flooring/carpets, ceilings, woodwork, paintwork, windows, light fittings, radiators etc including standard of cleanliness.
Smart Move clerks do not re-use inventories. We produce brand new updated inventories for each and every tenancy.

Smart Move provide 3 bound copies of the inventory, one for tenant, landlord and master copy for the letting agent.
CHECK IN
An accompanied Check in is held on the day of the tenancy commencement. The previously property inventory report will be used as a point of reference. The inventory will be thoroughly checked and agreed, each page is initialed then signed and dated by tenants if any amendments are necessary these notes will be made on the Check in report.
Smart Move clerks will record meter readings, list keys that are being issued and complete the Schedule of condition this is an accurate description of the levels of gardening and cleaning on the day of handover and is vital in the event of a dispute.
Once agreed and signed for keys will be handed over to the tenant and documented for by both parties
Copies of these reports will be provided to all parties.
CHECK OUT
Our clerks re-visit the property at the end of the tenancy to make a full inspection against the original inventory. We provide a full report stating works required, suggested responsibilities and other recommendations such as cleaning, repairs and replacements (fair, wear and tear considered).
Smart move clerks will record meter readings, take possession of list keys and complete the check out report (this document mirrors the check in regarding gardening, cleaning etc).
Copies of these reports will be provided to all parties.
PROPERTY INSPECTIONS
It is a wise precaution for agents or landlords to arrange regular inspections when managing a tenancy. A visit would be carried out at regular intervals this gives us the opportunity to meet with tenants and discuss any problems and to assess the property is being occupied by the tenants.
Smart move clerks will attend the property with a copy of the inventory this allows us to inspect the property to ensure it is not being neglected in any way.
A full report will be produced highlighting works required, suggested responsibilities and other recommendations such as cleaning, repairs and replacements (fair, wear and tear considered).
Copies of these reports will be provided to all parties.
ACCOMPANIED VIEWINGS
This involves arranging and meeting a prospective tenant at the allocated property conducting a viewing and negotiating a let where necessary, all viewings will be carried out by experienced negotiators.
