TENANCY MANAGMENT 

Do not think that because you property is unfurnished you do not need an Inventory.  The Inventory provides vital information about the condition of the property as well as the contents.

From the 6th April 2007, all deposits taken for Assured short-hold tenancies in England and Wales MUST be placed in one of three government backed schemes.

Landlords who fail to comply could be ordered to pay 3 times the amount of the deposit in penalty costs.

If such disputes should arise then the deposit resolution service will decide if there is a valid claim.  If this then continues to court it is far more to be viewed favorable if there is a detailed Inventory by an Independent Inventory Clerk such as ourselves.

Damages at the end of the tenancy could amount to hundreds of pounds which is why a deposit is initially held - don't let property disputes take a bite out of your profits! Avoid this by using the professionals!
